Ask someone to picture a modular building and they’ll probably conjure up thoughts of grey, slab-sided, single-storey, featureless structures. They’ll imagine they’re draughty and cold in the winter with a gale blowing under the door but then roasting hot in the summer when the sun is hammering down on the roof. Show them the outside of a modern, current day modular building, several storeys high and they probably won’t believe you. Take them inside and tell them they’re in a modular building they’ll suggest you’ve lost your marbles!

Why choose a Modular building?

Today’s modular buildings are vastly superior to what was available only a few years ago. They’re well insulated meaning they’re efficient to heat and warm in the winter but cool and comfortable in the summer. They can even be two or more storeys high.

With traditional building methods, there will always need to be builders on site for months with the noise and disruption this will create. The thought of having a building site next to your office for months on end understandably fills most people with dread.

Using off-site construction largely removes all of this mess and hassle. In nine times out of ten, the only building work that needs to be undertaken is the groundworks for the base foundations and the installation of utilities (electricity, water, gas). It’s often the case that the foundations and utilities can be laid when your business is quiet such as at weekends.

Once the foundations are in place it’s then a matter of days for the modular building to be installed and commissioned. You really can have a new building within a few weeks with minimal mess and disruption. A modular building can be used for just about anything a traditional building can think of open-plan office spaces, classrooms, reception areas, welfare facilities, the list is endless.

Design

It’s also a common misconception that all modular buildings have to be the same inside or outside but this simply isn’t the case. We offer a range of interior styles and layouts for you to choose from or you can even have a totally bespoke interior. Your options don’t stop there; with most modular buildings, it’s relatively easy to change the internal layout as your needs change. In terms of the exterior, again we offer a wide range of finishes. Simply put; your modular building certainly doesn’t need to look like a modular building.

Speed

Of course, one of the massive advantages of a modular building is the small amount of time it takes until you can move in. If the essential services are in place, most building are ready for you to occupy within a week of installation. With a traditionally built building you’d be lucky to have a pleasing hole in the ground after a week, let alone be moving into the building!

Modular Buildings Standard Specification

Chassis & Framework
Steel framed module, which includes a full steel floor panel and steel corner post supports.
Floors build up
Steel floor frame, insulation, foil insulation, moisture resistant chipboard, vinyl flooring or carpet tiles.
Wall build Up
Steel rails with timber uprights, timber stud work, insulation, foil insulation, vinyl faced plasterboard (white).
Ceiling build up
Roof deck membrane, which is insulated with foil insulation, and insulation. This has a soffit roof construction with plastic rainwater goods and has through roof ventilation, finished internally with vinyl faced plasterboard.
Insulation
Fibreglass & foil insulation.
Building Regulations
All of our modular buildings are built to building regulations. They are also compliant with June 2022 Part L 2. Full compliance will be subject to an energy assessment.
